Applicants are normally asked to provide identification, proof of address, income or employment information and previous landlord details where relevant. Referencing requirements can vary depending on the tenancy and applicant circumstances.
Where a tenancy deposit is required, Savoy will explain the amount due and the protection arrangements that apply. Any holding deposit, tenancy deposit and permitted payments will be explained before you commit.
Before move-in you will receive the tenancy agreement and any relevant prescribed or supporting documents. Please read them carefully and ask us about anything you do not understand before signing.
Once the tenancy is completed and the required cleared funds and documents are in place, Savoy will confirm key collection or handover arrangements together with the agreed tenancy start date.
Requirements vary by property and tenancy. The Savoy team will confirm the exact process for your application.

Depending on the activity, the lawful basis may be contract, steps before entering a contract, legal obligation, legitimate interests or consent.
Where necessary, information may be shared with landlords, tenants, applicants, contractors, utility or service providers, referencing companies, deposit schemes, insurers, professional advisers, regulators, law-enforcement bodies, redress or protection schemes, website suppliers and Domus or other CRM providers.
Information is retained only for as long as reasonably necessary for the relevant service, legal obligations, accounting, complaints, claims, fraud prevention and regulatory requirements.
Subject to UK data-protection law, you may have rights to access, rectify, erase or restrict personal information, object to certain processing, withdraw consent and request data portability where applicable.
You may contact Savoy first. You may also complain to the Information Commissioner’s Office if you believe your data has been handled unlawfully.

All percentages and fixed charges below show the VAT-inclusive amount. Where a service is described as subject to VAT, the VAT-inclusive total is displayed alongside it.
We are a member of the Property Redress Scheme (PRS) and the UKALA client money protection scheme.
Residential tenants
For assured residential tenancies in England, tenants are not charged administration, referencing, tenancy-agreement, renewal, guarantor, inventory, check-in or check-out fees.
Rent payable under the tenancy agreement. Rent must not be required before the tenancy agreement has been signed by the relevant parties.
Up to one week’s rent to reserve a property, subject to the statutory rules governing repayment or lawful retention.
Up to five weeks’ rent where annual rent is below £50,000, or up to six weeks’ rent where annual rent is £50,000 or more.
£50 including VAT, or the agent/landlord’s reasonable evidenced costs where those costs are higher.
The reasonable evidenced cost of replacing a lost key, fob or security device where the tenancy agreement permits the charge.
Where provided for in the tenancy agreement, interest may be charged once rent has been outstanding for at least 14 days, at no more than 3% above the Bank of England base rate.
Reasonable costs and losses arising from a tenant’s request to end the tenancy early, subject to the applicable tenancy type and statutory limits.
Payments for utilities, communication services, television licence and council tax where the tenancy agreement makes the tenant responsible for paying them to the relevant provider or authority.
Landlord services
The following service charges are taken from Savoy Property Consultants’ existing published landlord-fee schedule.
Calculated on the fixed term and payable in full when the tenancy commences.
Minimum fee: £720 including VAT per annum (£600 plus VAT).
Renewal to the same Savoy-introduced tenant: 6% including VAT (5% plus VAT).
Includes the Let Only service together with ongoing rent administration.
Any external legal costs remain the landlord’s responsibility.
Includes the Let Only and Rent Collection services plus ongoing management.
